The role is responsible for generating reliable and actionable insights on the Nigerian real estate market and translating these insights into business opportunities, client intelligence, marketing campaigns, reports, publications, and strategic recommendations for management. The Manager will work closely with the Valuation, Property Management, Property Brokerage, Development, Project Management, Government Advisory, and other business units to identify market opportunities, understand client needs, monitor industry trends. The role requires a combination of real estate market knowledge, research capability, commercial thinking, marketing expertise, data analysis, communication, and business development skills. KEY RESPONSIBILITIES: REAL ESTATE MARKET RESEARCH & INTELLIGENCE Lead research into the Nigerian real estate market across residential, commercial, industrial, retail, hospitality, land, development, and investment sectors. Conduct research on property values, rental rates, capital values, yields, occupancy, demand and supply, development activity, and market trends. Monitor property markets across key Nigerian cities and emerging investment locations. Conduct location and neighbourhood analysis for property and investment decisions. Track market movements and identify emerging opportunities and risks. Monitor economic, regulatory, infrastructure, demographic, and social factors affecting the real estate market. Conduct competitor and industry benchmarking. Maintain a database of relevant property-market information and comparable evidence. Gather information from property inspections, market surveys, brokers, developers, landlords, tenants, government agencies, industry publications, and other reliable sources. Develop market intelligence reports to support management and client decision-making. RESEARCH REPORTS & PUBLICATIONS Prepare periodic real estate market reports and sector-specific research. Develop quarterly and annual market outlook reports. Produce research papers, investment briefs, property market updates, and market commentary. Translate complex market data into clear and commercially useful insights. Support the preparation of feasibility studies, investment analysis, and development research. Develop research materials that can be used by the Valuation, Brokerage, Development, and Property Management teams. Ensure all research published by the firm is accurate, properly referenced, professionally presented, and aligned with the firm\\\'s standards. MARKET SURVEYS & DATA COLLECTION Design and coordinate property market surveys. Develop questionnaires, data-collection templates, and research methodologies. Coordinate field research and market data collection. Validate and analyse information collected from various sources. Maintain up-to-date databases of property transactions, asking prices, rents, yields, developments, and other relevant market information. Identify gaps in available market information and develop strategies to improve the firm\\\'s proprietary database. Work with Estate Surveyors and Valuers to improve the quality and reliability of market evidence. DATA ANALYSIS & MARKET INSIGHTS Analyse real estate data using Excel, Power BI, or other relevant analytical tools. Identify patterns, trends, opportunities, and risks within market data. Monitor the performance of property marketing campaigns. Recommend adjustments to pricing, positioning, messaging, and promotional channels based on market feedback. DIGITAL & CONTENT MARKETING Develop content based on the firm\\\'s research and industry expertise. Coordinate the production of: Market reports, Articles, Linkedln content, Website articles, Property Insights, Newsletters, nvestment briefs, Indutry commentary, clients presentation. Work with the Brands & Communications team to convert research findings into engaging content. Identify opportunities to position Paul Osaji & Co. as a thought leader in the Nigerian real estate industry. Support digital campaigns designed to increase brand awareness and generate business leads. CLIENT & INDUSTRY INSIGHTS Conduct client and market surveys to understand customer expectations and changing market needs. Analyse client feedback and identify opportunities for service improvement.
