Property Manager supervises property agents, oversees major renovations and maintenance, manages financial reporting, and acts as the principal liaison with government bodies, environmental agencies, and the Lagos State Building Control Agency (LASBCA). Key Responsibilities: Agent Supervision & Leadership: Performance Evaluation: Establish clear targets for tenant onboarding, lease renewals, and dispute resolutions. Manage Team Operations: Supervise a team of field-level property agents, delegating tasks across property portfolios. Maintenance & Renovation Oversight: Vendor & Contract Management: Source, vet, and coordinate with engineers, contractors, and building suppliers. Quality Assurance: Inspect project sites at major stages to confirm that work matches approved building designs and budget caps. Project Monitoring: Jointly monitor and manage structural renovations, routine upkeep, and preventative maintenance programs with field agents. Financial & Rent Reporting: Periodic Financial Reporting: Prepare and submit comprehensive monthly and quarterly rent and financial reports to senior management. Rent Performance Tracking: Track rent collection rates, arrears, and account updates across all managed properties. Budget Forecasting: Develop annual maintenance budgets and project costs for structural renovations.
