Read more about this company Quantity Surveyor Job Type Full Time Qualification BA/BSc/HND Experience: 5 years Location Lagos Job Field Engineering / Technical ROLE PURPOSE We are seeking an experienced and detail-oriented Quantity Surveyor to join our Commercial team. The successful candidate will be responsible for managing all cost related aspects of construction and real estate development projects, from initial feasibility through to final account. This role requires a strong understanding of the Nigerian construction market, excellent analytical skills, and the ability to work across multiple high-value projects simultaneously. KEY RESPONSIBILITIES: Prepare detailed cost estimates, bills of quantities (BoQ), and tender documentation for residential and commercial projects. Conduct feasibility studies and provide cost-in-use analyses to support investment decisions. Monitor and control project budgets, identify variances, and recommend corrective actions. Prepare and present monthly cost reports, cash flow forecasts, and cost-to-complete analyses. Procurement & Tendering Manage the full procurement cycle including preparation of tender packages, pre qualification of contractors, and evaluation of bids. Negotiate contracts and agreements with contractors, subcontractors, and suppliers to achieve best value. Administer contracts in accordance with NEC, FIDIC, or JCT standard forms as applicable. Contract Administration & Valuations Assess and certify contractor interim payment applications and prepare payment certificates. Evaluate and negotiate variation of orders, claims, and extensions of time with contractors. Prepare and agree with final accounts with all project stakeholders. Ensure compliance with contractual obligations and flag disputes or risks to senior management promptly. Project Support & Collaboration Work closely with architects, engineers, project managers, and clients throughout the project lifecycle. Contribute to value engineering exercises and assist in identifying cost-saving opportunities without compromising quality. Maintain accurate project records, correspondence logs, and document control systems. Support the due diligence process for land acquisitions and new development opportunities. QUALIFICATIONS & EXPERIENCE: B.Sc. or HND in Quantity Surveying, Civil Engineering, or a related discipline from a recognized institution. Membership of the Nigerian Institute of Quantity Surveyors (NIQS) is required; RICS membership is an added advantage. Experience: Minimum of 5 years post-qualification experience: in quantity surveying, preferably within real estate development or large-scale construction. Proven track record managing costs on residential, commercial, or mixed-use projects valued above ₦500 million. Experience: with both pre-contract and post-contract quantity surveying duties. Technical Skills Proficiency in industry software such as CostX, Candy, or equivalent estimating/BoQ tools. Strong working knowledge of AutoCAD for quantity take-offs. Excellent command of Microsoft Office Suite, particularly Excel for cost modelling. Sound understanding of Nigerian building regulations, standard specifications, and market rates. Soft Skills Strong analytical and numerical aptitude with exceptional attention to detail. Excellent written and verbal communication skills; able to present financial data clearly to non-technical stakeholders. Effective negotiation and interpersonal skills for dealing with contractors and consultants. Ability to manage multiple projects simultaneously under tight deadlines.
