Job Summary
The role involves managing reservations, coordinating guest services, supervising cleaning and maintenance, monitoring revenue and expenses, and ensuring that properties are well maintained and guests receive a satisfactory accommodation experience.
The Airbnb Manager is responsible for overseeing the daily operations of the company's short-let apartments and properties listed on Airbnb and other booking platforms.
Key Responsibilities
- Coordinate guest check-in and check-out procedures and provide information on property facilities, house rules, and available services.
- Safeguard company property, keys, access cards, equipment and furnishings.
- Ensure adequate supplies of toiletries, cleaning materials, bed linens and other essential items.
- Monitor bookings, occupancy rates, revenue, and operating expenses, and recommend strategies to improve profitability.
- Handle booking enquiries, reservation confirmations, cancellations, and guest communications promptly and professionally.
- Ensure compliance with company policies, Airbnb platform rules, applicable safety standards and relevant local regulations.
- Handle guest complaints and service issues efficiently to maintain high customer satisfaction and positive reviews.
- Maintain accurate records of reservations, payments, expenses, inventory, maintenance activities and guest feedback.
- Perform other related duties as may be assigned by management.
- Ensure that apartments are clean, properly furnished, secure, and ready for guests before arrival.
- Conduct routine property inspections and coordinate repairs, maintenance, and replacement of damaged or faulty equipment.
- Manage Airbnb listings and other approved booking platforms, ensuring that property descriptions, photographs, pricing, and availability are accurate and up to date.
- Supervise cleaners, housekeepers, maintenance personnel, and other service providers involved in property operations.
- Prepare periodic reports on property performance, operational challenges, expenses and revenue for management.
Requirements
Proficiency in Microsoft Office, spreadsheets, email and digital booking management tools.
Ability to handle guest complaints professionally and manage multiple reservations simultaneously.
Gender preferred is male.
Assist in recruiting new staff if need be.
Strong communication, customer service, organisational and problem-solving skills.
Ability to supervise cleaning and maintenance staff and coordinate external service providers.
Should be willing to stay in accomodation provided and a 2 weeks shift on and off.
Previous experience in Airbnb management, short-let operations, hotel administration or property management is an advantage.
Knowledge of Airbnb and other online booking platforms.
HND or Bachelor's Degree in Hospitality Management, Business Administration, Estate Management, Tourism or a related field; relevant experience may be considered.
Good attention to detail, integrity, accountability and time management.
Willingness to work flexible hours and respond to urgent guest or property-related issues when required.
Basic knowledge of budgeting, revenue monitoring, expense tracking and financial record-keeping.
Salary: N200,000 per month.
